The cuenta de plica is the corredor's escrow account under Artículo 21 of Ley 10: a special account, separate from the corredor's personal and operational funds, where the buyer's trust money such as the good-faith deposit is placed, and the professional renders account of those funds when the transaction concludes. The lender's reserve account (the escrow or cuenta de reserva) is different: there the borrower accumulates monthly funds so the property tax and the home insurance can be paid when they fall due. Around the loan itself, the appraisal (avalúo or tasación) is the estimate of the property's market value made by a licensed tasador, and it is the basis of the loan-to-value calculation. At closing, a discount point equals one percent of the loan amount and is paid to reduce the interest rate, a definition the exam tests numerically. Keep the actors straight: the corredor holds plica funds for the parties, the lender holds reserve funds for taxes and insurance, and the tasador values the collateral; each question hinges on which of the three is doing the holding.
The federal layer is small but precise. RESPA is the federal law that regulates closing processes in residential mortgage transactions, and under the TRID rule the lender must deliver the Loan Estimate (Estimación del Préstamo) to the applicant within three business days of receiving the application.
