What Is on the Reválida de Bienes Raíces? Free Puerto Rico Salesperson Exam Practice by Topic
The reválida de bienes raíces (vendedor) is the licensing exam that everyone who wants to work as a real estate salesperson in Puerto Rico must pass, administered by the Junta de Corredores, Vendedores y Empresas de Bienes Raíces. The exam has 75 multiple-choice questions, of which 60 are scored and 15 are unscored pilot items, and you pass with 70 percent, meaning 42 of the 60 scored questions. The questions are drawn from the text of Ley Núm. 10 de 1994, the law that regulates the real estate business in Puerto Rico, and the Código Civil de Puerto Rico de 2020. The exam is taken in Spanish, so the free practice questions on these pages are in Spanish, exactly as you will meet them on exam day, while the study guidance is in English.
How is the reválida de vendedor structured?
The exam paper contains 75 preguntas de selección múltiple, each with four alternatives and exactly one correct answer. Only 60 of them count: the other 15 are pilot questions being trialled for future exams, and you cannot tell which is which, so you treat every question as if it were scored. The passing standard is 70 percent of the scored questions, which works out to 42 correct out of 60. The Junta does not publish an official time limit for the vendedor exam (the figure of about 2.5 hours that circulates online belongs to the 100-question corredor exam), so the sensible preparation strategy is accuracy first, speed second. There is no penalty for wrong answers, which means you should never leave a question blank. Because every scored question maps to a defined content area with a fixed weight, the exam rewards systematic study of the law far more than exam-hall tactics: if you know what Ley 10 and the Código Civil actually say, the four alternatives usually resolve themselves.
How does the Tabla de Especificaciones weight the five topics?
The official content outline, the Tabla de Especificaciones in Anejo A of the exam materials, splits the 60 scored questions into five areas, and they are far from equal. Aspectos jurídicos y legales alone supplies 32 questions, 53 percent of your score, so more than half the exam lives in Ley 10 de 1994 and the property provisions of the Código Civil de 2020. Ética y aspectos profesionales adds 11 questions (18 percent), financiamiento 8 questions (13 percent), codificación y permisos 7 questions (12 percent), and the Registro de la Propiedad just 2 questions (4 percent). If you study in that proportion you spend your time where the marks are. Each guide below explains its area in English, gives you a comparison table for the points candidates most often confuse, answers the questions aspirantes actually ask, and lets you try free practice questions in Spanish drawn from the same bank that powers our offline app:
- Aspectos jurídicos y legales: Ley 10 de 1994, the Junta, the vendedor and corredor licences, and the property law of the Código Civil de 2020. The dominant topic, worth 32 of the 60 scored questions.
- Ética y aspectos profesionales: the prácticas proscritas of Artículo 31, fiduciary duties, dual agency and the types of brokerage contract.
- Financiamiento: the cuenta de plica, lender escrow reserves, appraisals, RESPA and TRID, and the mortgage and pledge rules of the Código Civil.
- Codificación y permisos: construction and use permits, OGPe and the autonomous municipalities, zoning variations, and the licence fees of Ley 10.
- Registro de la Propiedad: the folio real, the registral principles of prioridad, legitimación and publicidad, and what the Código Civil de 2020 changed.
What must I complete before I can sit the reválida?
Puerto Rico gates the exam behind a pre-licensing pathway. Before you sit the reválida de vendedor you must complete a 72-hour pre-licensing course approved by the Junta de Corredores, Vendedores y Empresas de Bienes Raíces, hold a high school diploma, and be at least 18 years old. When you later apply for the licence itself, a 10,000 dollar bond (fianza) is required. Under Artículo 11 of Ley 10, the aspirante a vendedor meets the same requirements as a corredor except the ones the law carves out, notably the 60 university credits and the obligation to maintain an own cuenta de plica, both of which belong to the corredor track. The Junta also publishes a manual de información about its exams, which Ley 10 makes available to anyone who requests it and pays ten dollars by comprobante de rentas internas. Working through that pathway in order, course, exam, licence application, keeps you from paying twice: an exam attempt before the course is complete is an attempt you cannot use.
How should I prepare, and where do these questions come from?
Prepare in the language of the exam. The reválida is written in Spanish, built on Spanish legal vocabulary (corredor, vendedor, cuenta de plica, usucapión, medianería, folio real), and no English-language US real estate course maps cleanly onto Puerto Rico's civil-law system, which took its current shape in the Código Civil de 2020. The free practice questions on each topic page are therefore in Spanish, with each question citing the provision of Ley 10 de 1994 or the Código Civil it is drawn from, so you can check every answer against the public text of the law. They are a slice of the same bank that powers our offline app, 553 original questions and 515 flashcards written from the current text of Ley 10 (as amended) and the Código Civil de 2020, both of which are public-domain government edicts; we never copy the Manual del Aspirante or any copyrighted question bank. Work through the free questions on each topic page first to find your weak areas, drill those with the guides, then use full 60-question mock exams weighted by the Anejo A percentages, passing at 42 correct just like the real reválida.
